Security- » All loans are secured by way of a first charge over the subject site/property which will need to be Freehold or long leasehold.
- » We can provide development financing for partnerships or any other UK registered legal entity. When we are lending to limited companies we will require the Dirctors to guarantee the facility.
Nature of Loans- » Residential development loans - up to 100% of costs of work available.
- » Residential refurbishments.
- » Residential conversions.
- » Mixed residential/commercial schemes.
- » Residential bridging.
Loans in England & Wales - » The dark area of the map indicates the approximate areas where loans are available.
Interest rates/fees- » Interest rates fixed for the duration of the loan, to be agreed according to the development.
- » Commitment fees: From 1% - No fees payable if an offer is not issued.
- » Redemption fees to be agreed individually on each facility.
Amount of costs funded- » New build schemes - We can usually lend 100% of the construction costs and the percentage we lend towards a purchase is agreed individually on each facility. We will lend up to 50% of the GDV (gross development value).
- » Refurbishments / conversions - We can usually lend 100% of the construction costs and the percentage we lend towards a purchase is agreed individually on each facility. We will lend up to 50% of the GDV (gross development value).
- » Bridging - we will usually fund 50% of the value.
Loan Period- » Facilities are set up for between 6-12 months and are renewable.
Loan Size- » Minimum facility - £100,000.
- » Maximium facility - £1,000,000 (larger facilities can be considered on an individual basis).
