Q Are you a principal lender?
A Yes, we are lending our own funds.
Q How quickly can I get a decision?
A Often an 'in principle' decision can be given in a few minutes.
Q How quickly can a formal offer letter be issued?
A Within 24 hours of an approval being given.
Q How quickly can funds be advanced?
A If the borrower's solicitor has the relevant documentation to hand, within 2/3 working days of an offer letter being accepted. The average time is 2 weeks.
Q For development loans what percentage of the site purchase and construction costs can you advance?
A 50% of the site purchase and up to 100% of construction.
Q Will you lend more on a joint venture basis?
A Yes, with additional security we will consider this.
Q Do you consider any other types of lending?
A Development financing is our speciality and we also fund conversions and refurbishments. We will also consider residential bridging.
Q What are the costs involved?
A There is nothing payable until our formal offer letter is issued. At the time of acceptance the commitment fee is payable which is typically 1% of the agreed facility. A fixed interest rate will be agreed individually with each borrower and interest is only payable on sums drawn down for the period they are borrowed. There are surveyors and solicitors fees, the level of which depend on the size and complexity of the project. There are no redemption fees or penalties.

A We offer a quick, efficient and very personal service. You can expect to receive immediate attention and we can put you in a position to bid for sites knowing the capital will be immediately available. We know the market well as we are funding many projects; we will quite possibly be lending in your area already. We want to build up a long term relationship to enable your business to grow steadily. Our borrowers regularly return to finance successive developments.

A Regentsmead originated in 1934 - we have always been involved with property and finance in some form since we were established and lend property development loans.
